The front door makes the next impression. Clean and paint the door to make
it look newer. I'm always surprised at how many people comment on the front door
while waiting to get in a home. |

Make the house sparkle
and smell good!  Turn
on the lights to help the house sparkle and create a feeling of warmth. Don't
forget the foyer lights. Also, the better your home smells the better the impression.

Prepare Your Home
For Sale  Put
yourself in the shoes of the prospective buyer and take an honest look at the
condition of your home. Clean it from top to bottom. You will get more from a
clean home than a dirty one. And buyers love the smell of new paint. |

Unclutter
 Walk
the route a buyer will take. Remove any objects that are in the way as you walk
through, especially in high traffic areas. Remove your personal objects, pictures
and trophies so that buyers will not feel as if they are invading your privacy.
Make it easy for the buyer to envision the house as their own. |

and cabinets look more spacious when they are not full. Pack up the items that
you can live without and store them away. You have to pack up anyway so you might
as well start early and make your home show better. |

Keep pets and children
out of the way  Kids
and pets distract visitors from noticing the features of your home. You don't
want visitors to miss a great kitchen feature when they stop to pet the cat.

create a negative feeling. You might even draw attention to something that the
prospect didn't notice. |

Use a Qualified Home
Inspector  Obtain
an inspection by a qualified home inspector before a property is put on the market
to uncover potential problems. Remedy these problems before you put your home
on the market. |

Feature cards point
out your home's best features.  Use
a printed feature card or sheet to point out your home's best assets. Make sure
the features and assets stand out. Do not hide features behind plants or furniture.

Display property and
neighborhood information  Set
a table or counter top aside to display information regarding the property and
the neighborhood or subdivision. Consider displaying surveys, neighborhood newsletters,
school information, maps of the local area, feature sheets and pictures of the
house at it's best, i.e., flower garden pictures in full bloom, pictures of the
house decorated for the holidays, etc. |
